F ROM the outside The Laurels gives little hint of just how big it is but behind its exterior this amazing house in the heart of the Westlands is very roomy, beautifully finished and will make a superb family home.
It is definitely one that needs to be viewed to be appreciated and while that may be a well worn cliche in the world of estate agency I did view it and thought my visit a half hour well spent because this is an absolute gem of a property.
It sits in that lovely little crescent off Sneyd Avenue which puts it further away from the traffic and gives it a nice outlook over the green. It is on a corner plot at the junction with Westlands Avenue giving it one of the best locations in the Westlands which, as Julia Bramfitt, area manager for agents Butters John Bee which is handling the sale, says: "is the area people aspire to in this price bracket before you start thinking about even more upmarket places such as Whitmore.''
The Laurels is a mix of the traditional and the modern and plenty of well thought out design. The traditional element is immediately apparent on entering through the front door into the impressive entrance hallway which is clad in beautiful oak panelling.

Off it is a large living room overlooking the green and, sensibly in my opinion, a previous owner has divided a part of it off to make another room. This is snug but still quite sizeable at around 13 feet by six and with a window at the front will readily lend itself to being a study, children's play room or even just another reception room.
There is another large reception room across the hall and a modern cloakroom/w.c. before coming to one of the best features of the property, the kitchen. This is of bespoke design (by Christians of Nantwich) and evidently a lot of money has been spent on it. It is very high end and I'll give you just a little flavour of the quality when I tell you that it has integrated lighting in its feature chimney breast above the range cooker and instead of the conventional tiled splashbacks it has single panels of granite.
There is a utility room and a hallway which gives access from inside the house to the big double garage and then one of the more important rooms, the conservatory. This is big, more than 20 feet by 10, and with easy access from the kitchen and patio doors giving easy access to the garden it makes a very pleasant dining room.
Going up a floor, the oak panelling continues but only half way up the wall once you get to the first floor and then there is a most unusual shaped landing with a little vestibule to the master bedroom and main bathroom which, as Julia points out, "feels more like a country house.''
The master room has nice view over the green and more bespoke fitted furniture and an archway through to an impressive en-suite. There are en suites and then there are ones like this with a double ended bath and a separate shower/steam/jetspa cabin with an integrated radio.
The remaining four bedrooms are all of a good size and the family bathroom has a mains shower over the bath.
On the outside there is already parking for two cars in front of the double garages but there is ample scope to convert some of the garden into more if needed. The garden itself surrounds three sides of the property and at the back it is extensive, not overlooked and has mature shrubs and specimens including apple and plum trees.
It is a quite stunning home in a perfect location but Julia makes perhaps the best point of all when she says: "This house has everything but what I really like about it is that I can see it working for a family regardless of how old the children are. It has enough bathrooms, bedrooms and that office, den or playroom downstairs, a big garden to play in and plenty of parking if you have teenagers with their own cars. It really does have everything a family can want.''
