Realistically priced bungalow is just perfect for downsizing
K EITH Goulding knows this property inside and out. He should do – it was bought by his mother and father when it was built in 1964 and as a retired chartered surveyor he is perfectly equipped to pass comment on its condition.
Today the bungalow at Dorset Place, Clayton, is on the market at a price that he says is a little bit lower than perhaps others like it would be, but that reflects the fact that it does need some cosmetic updates.
But Keith says the property is essentially sound. He says: "My parents bought this from new and they were one of the first to move into this area of Clayton when it was being developed. My father, Harold, was always a bit of a handyman so he kept it spick and span. If a problem was developing he would nip it in the bud straight away."
The bungalow has had some work done on it in recent years. Keith says that in the past four years the central heating system has been replaced so that today it has a new combi boiler and a gas fire, the cooker is just two years old and barely used, the roof was renewed and although the original tiles were reused – "there was nothing wrong with them'' the laths and felt were replaced and the windows are uPVC double glazed. He says: "I'm a retired chartered surveyor so I know what condition it is in and it is absolutely fine but if I were moving in I would want to renew the kitchen and the bathroom which are a bit dated. "Everything works and you could have a bath or cook a meal but it does look a bit dated.''

The bungalow sits in an elevated position above Clayton. This makes it handy for the A34, the hospital complex, there is a supermarket nearby in addition to the local shops and Keith says it has far-reaching views. He says: "From the garden you look out over the Lyme Valley and can see over towards Britannia Stadium and beyond.
"It's a great spot to sit out on a summer's day.
"We used to have a garden swing for playing on and a table there for afternoon tea.''
The bungalow sits back off the road and a double glazed front door opens into a wooden floored hallway. This leads into the kitchen which has a range of wooden base and wall cupboards, granite effect worktops and the almost-as-new cooker.
The living room overlooks the front and being some 20 feet long and with a big window at the end is very light and airy. On the wall adjoining the hallway is a large feature hearth with an inset gas fire.
B oth the bedrooms are carpeted and include wardrobes and the bathroom has a white suite that includes a panelled bath with shower over.
Outside there is a lawned front garden and a sizeable carport alongside the house which is easily big enough to park a vehicle under cover – handy in frosty conditions or when you are unloading shopping while it is raining – and that leads to a concrete section garage that Keith says is quite serviceable. He added: "If it was me buying this place I would use it for storage for a year and then knock it down and put up a new one but it is perfectly adequate for the time being.''
Behind the bungalow is a very sheltered garden of lawn and flagged patio and it is from here that you enjoy the advantage of being in an elevated position with views stretching far into the distance.
Keith says: "This will make an ideal bungalow for people retiring and wanting to downsize. It is in excellent condition apart from some cosmetic updating but we have accounted for that in the price which is probably lower than one which has already had that work done.
"The location is ideal, the property is sound and I think it is very competitively priced.''
