Historic canal side mill to go under the hammer for £1
AN HISTORIC canalside mill which has had planning permission for residential development is going under the hammer later this month with a reserve price of just £1.
Port Vale Mill, in Milvale Street, Middleport, is a five-storey mill sitting in almost half an acre and which previously has had planing consent for conversion for 14 apartments, construction of two apartments and nine houses plus parking and landscaping. The mill holds Local Listing status which means that it has architectural significance and is in a conservation area.

It sits alongside the Trent and Mersey Canal, Britain's first trunk canal. The mill is believed to have been built in the early 19th Century and was used as a flour mill by Fitton & Pidduck Limited, millers and flour merchants and Hungarian Roller Flour Mills. In 2008, planning consent was obtained for the conversion of the former mill and onsite development for residential dwellings although this planning has now lapsed (planning reference 48464/FUL).
The mill is Lot 64 in the first Butters John Bee property auction of the year which is being staged at the Moat House hotel on January 28 which begins at the slightly earlier than usual time of 6.30 pm.

Rob Stevenson, commercial valuer at BJB, says: "It has had planning permission before although this has now lapsed, but its Local Listing status means that the city council would like to see it being kept and converted for residential use rather than being demolished and it is in an area that is designated for residential improvement.
"We have had interest in it and have already had some offers but obviously a conversion project on a building like this requires a lot of investment and professionalism. The property is in a dilapidated condition and in our opinion requires substantial investment in to return the property to a condition suit for commercial or residential purposes.''
Of the 65 lots due to go under the hammer there is a range of residential and commercial properties and development sites. For example, there is a two bedroom semi at 16, Sutherland Avenue, Dresden, with a guide price of £50,00-plus and a three bedroom mid terrace at 131, Hamil Road, Burslem for £25,00-plus.
There are shops generating a rental income and lots 42 and 43 are each for a plot of land with planing permission for a detached house off New Inn Lane, Trentham.

“My very first job on leaving school was as an office boy next door -at Port Vale Wharf -The Firm.. luxuriating in the magnificent Victorian name of:-
"The Mersey Weaver & Ship Canal Carrying Co. Ltd., Port Vale Wharf, Middleport.
I think the firm struggled on for a few years after I'd left to further my 'career' -as the build up of 'silt' increased and the dredging decreased -unaffordable, with the growing fierce competition from road haulage. Another life -another time.
It was owned by the Shirley family -not sure if they were related in any way to the Shirley's who own the Etruria Flint and Bone Work -next door to the presently closed 'Etruria Industrial Heritage Museum'.”
