Customer service pays dividneds for expanding estate agency.
AN EXPANDING estate agency is opening the doors to its second office this weekend with a special launch event that will see it explain its remarkable success to new vendors and landlords.
Breeze Property Services is setting up a new office in London Road, Oakhill, just three years after it opened its first office in Blythe Bridge.
Belinda Read, director, says: "We have done far better than we expected or dared hoped for when we launched in 2010 and are now struggling to find new stock because we are selling or letting it so quickly.
"We need to expand and have found a bit of an open point in Oakhill. We are holding an open day this Saturday and will give a very warm and friendly welcome to anyone who wants to come along and see how we can help them sell, move or let their property.''

Belinda says that the company has grown from word of mouth – "70 per cent of our new instructions come from a happy client recommending us'' – and that customers appreciate that they can make contact on a 24/7 basis every day of the year and that the staff are happy to work in the evenings and at the weekends.
She says: "People asking about properties want to do so in the comfort of their own home when they get home from work so we are open when they want us here. I would say that most of our sales are secured on a Sunday or in the evenings.
"And it is because we are prepared to go that bit further for clients that landlords trust us to look after their properties. For example, on New Year's Day we had a report of a burst pipe and were getting it fixed within five minutes. We have approaching 150 managed properties already and this new office gives us more scope to add more.''
Belinda says that she will spare no effort in making sure a property is properly presented for a viewing: "Quite literally I can spend two or three hours staging a house so it is shown to the best possible effect and we do the viewings ourselves whereas I know that some other agencies let the vendor or landlord do it. My view is that we are the best people to sell a property and the client is paying for our skill in doing so. We photograph it properly and I am not afraid to tell a vendor that something is not suitable with their house even if it causes offence. If I'm doing my job right I can get that message across and they will appreciate I am only acting in their best interest. We all want a result.''
It is an approach that seems to pay off. Recently Breeze Property Service was instructed by a vendor whose house had been on the market for two years with different agents yet within four days of it going on they had one very positive viewing.
She adds: "More than half our sales are achieved for the full asking price so we are doing something right. In today's climate you have to work harder and smarter to succeed and I think we go a bit further and take over and manage the whole process from the start to the finish and really do spare no effort.
"In the three years that Breeze has been in business it is an approach that has paid off and we now look forward to expanding and opening another chapter in our development.''
