£8m Longton Retail Park Moves Forward

Developer St Modwen has started building the new £8m Phoenix Retail Park in Longton, Stoke-on-Trent.

The project's first phase is intended to kick-start the wider redevelopment of the former Phoenix Timber Yard site, the developer said.

Plans include five new retail units totalling 42,100 sq ft, together with a McDonald's restaurant and drive-thru, with parking for 233 cars.

St Modwen received planning for the development in April this year. It said it has secured occupiers McDonald's, Pets at Home and Smyths Toys off-plan.

The developer said it is now undertaking initial site works in preparation for building construction to start at the end of the month (August). It is expected to complete works by spring 2012.

Euan Lindsay, senior development manager for St Modwen, said: "Development of the former Phoenix Timber Yard site has been a long time in the making and we are delighted to now be on-site and progressing delivery of this exciting new retail park for Longton.

"Securing retailers pre-construction is very encouraging in the present market and clearly demonstrates that the named occupiers have recognised both a market demand in the area and the retail park's excellent edge of centre position, coupled with prominent frontage to the A50."

    “Im going to be working for the new smyths toy store in longton and i think its been an eyesore for far to long and at least it has brought new jobs for people in this town”

    “Well, the roundabout outside the longton tesco is already gridlocked at popular shopping times such as lunchtime and teatime. There are no proper sliproads onto or off the area, only the dangerous 2-way swap constructions that lead to all that fist-waving and horn blowing as cars criss-cross in front of each other. The land should've been restricted to industrial use rather than retail; the council won't be happy until all the roads into and out of the city are lined all along their length with retail outlets (like on Victoria Road Fenton and now Etruria Road Hanley) so that chaos is guaranteed. The council love chaos, or else they are oblivious to it!”

    “Nice to see the site which St Modwen have kept derelict and an eyesore on a gateway to the city for so long.
    I'm sure MasterPotters final sentence remark is an error and should read mistakes "have NOT been learnt?" There doesn't seem to be any coherent city development plan as shopping areas seem to be constructed out of city and town centres. Festival Park, Victoria Road Fenton, Trent Vale and now Phoenix Park all are fragmented from the City centre, Potteries shopping centre, Longton and other town centres including Newcastle.
    I only hope that there will be a reconstruction of the traffic layout on Phoenix Park and the Tesco (Longton) roundabout as the A50 and surrounding streets will surely become gridlocked when opened. The layout now is not really adequate for today's traffic.”
